These terms are the same Terms and Conditions every RenterWatch user agrees to when applying for an account at app.renterwatch.com.
1. Who can use RenterWatch
RenterWatch is a service for landlords, property owners and property managers ("you"). To open an account you must operate a real business, provide an IRS EIN letter, and be approved by RenterWatch. You are responsible for everything done under your account and for keeping your login secure.
The account owner may add employees and property managers as team members. Each team member must agree to these terms and use their own login. Team members share the account's records and unlocked reports, and all charges they incur are billed to the account owner. The account owner is responsible for the actions of their team members and for removing anyone who should no longer have access.
2. Permitted use
You may use RenterWatch only to evaluate rental applicants and manage your own rental relationships. You agree to follow all applicable laws, including fair housing and consumer reporting laws. You will not use the service to discriminate, harass, or make decisions about anything other than housing.
3. Information you post
You are responsible for the accuracy of the tenant information, ratings, photos and documents you post. Post only facts you can document. RenterWatch may correct, hide or remove information that is inaccurate, disputed, or violates these terms.
4. Plans and fees
Pay per search: searching is free. Search results show only a name, birth year and number of records. Viewing a tenant's full record costs $0.99 per tenant, charged when you unlock it, and gives you access to that record for 30 days. No monthly fee and no contract.
Unlimited: $44.99 per month for a 12-month term, with unlimited searches and unlimited uploads on tenant reports.
Enterprise: a monthly company rate that includes a set number of users, plus $9.99 per month for each additional user, for a 12-month term. Enterprise pricing is set in your agreement with RenterWatch.
Fees are billed monthly. Prices may change with 30 days' notice; changes to a contract plan apply at your next renewal.
5. 12-month term and automatic renewal
The Unlimited and Enterprise plans are 12-month commitments. They renew automatically for another 12-month term at the then-current price unless you turn off auto-renewal before the renewal date.
You can turn off auto-renewal at any time from the My account page. Turning it off stops the next renewal; your plan continues until the end of the current term. If you end a contract plan before the term is over, the monthly fees for the rest of the term remain due. When a term ends without renewal, your account moves to Pay per search.
6. Payment
You agree to pay all charges on your account when due. Accounts with unpaid balances may be suspended until the balance is paid.
7. Suspension and termination
RenterWatch may suspend or close accounts that violate these terms, misuse tenant information, or cannot be verified. Fees already owed remain due.
8. Disclaimers and limitation of liability
Information on RenterWatch is provided by landlords and is offered "as is." RenterWatch does not guarantee its accuracy or completeness and is not responsible for decisions you make using it. To the extent allowed by law, RenterWatch's total liability to you is limited to the fees you paid in the 12 months before the claim.
9. Changes to these terms
We may update these terms. If we make material changes, we will notify you, and continued use after the change means you accept the updated terms.
